Depending on the loan type you qualify for, there can be various fees that you would need to factor into your closing costs and monthly mortgage payment.  Many times the amount of your down payment can affect whether or not PMI (Private Mortgage Insurance)needs to be added to your loan.  If you are putting 20% or more down, you will most likely not need to worry about PMI.
